Tenure, ongoing charges, services and exit arrangements can vary. Understanding the complete model matters as much as choosing the home.
Ask a retirement-living question ↗
Ask whether the arrangement involves ownership, a lease, a licence or another form of tenure, and which legislation, owners corporation or village rules apply.
Request written details of recurrent charges, maintenance responsibilities, insurance, utilities, reserve or capital funds, service fees and how those amounts may change.
Confirm the resale process, refurbishment obligations, sale costs, capital-gain treatment, deferred-management or exit fees and how long repayments may take after departure.
Clarify whether personal care, nursing, meals, transport, emergency response or health services are provided, optional, separately charged or not available.
Before signing, obtain advice from a lawyer and financial adviser experienced in Victorian retirement-living arrangements. Keep the disclosure material, contract and fee illustrations together for review.
